Fields Gossett Property Management 

Specific duties performed for property management services: 

·         Property marketing

·         Showing of property to potential tenants

·         Interview and application of potential tenants

Verify income, employment, credit, prior tenancy review

·         Collecting rent

·         Pay Bills pertaining to property

·         Eviction of delinquent tenants

·         Handle maintenance and repairs

·         Supervision of property mgmt staff and maintenance staff

·         Preparation of property reports

·         Remitting proceeds to owner

·         Execution of leases

·         Property inspection and clean-out

·         Contracting with sub-contractors

·         Handle insurance claims regarding property

·         Work with regulatory officials

·         Routine office duties regarding property

·         Property management agreements

·         Preparation of lead based paint disclosure form if property constructed prior to 1978

·         Coordination of lease renewals 

Fees for services: 

  • Residential property - 10%
  • Multifamily property - 10%
  • Commercial property - by evaluation
